&lt;p&gt;If you’re a West Michigan buyer sitting on the sidelines because 6% rates feel insane, the evening news is leaving out the part that’s costing you real money. Prices don’t have to crash for waiting to wreck your affordability.&lt;/p&gt;

&lt;p&gt;I keep hearing smart buyers say the same thing: “We’ll jump in when rates get better.” But that sentence is built on the wrong comparison. You’re comparing today’s market to a once-in-a-generation rate anomaly, and that comparison can freeze you in place.&lt;/p&gt;

&lt;p&gt;Here’s the punch in the face. 3% was real, but so was the insanity that came with it. Buyers were paying over asking, waiving inspections, and treating every decent listing like a Black Friday doorbuster. 3% was an anomaly, not a plan.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;What West Michigan prices actually did.&lt;/strong&gt; The story isn’t that homes got cheap again after the frenzy. They didn’t. Greater Grand Rapids averaged about $302,000 in 2021, jumped to about $339,000 in 2022, and kept climbing to about $387,000 by 2025. By March 2026, the average closed price was already just over $402,000 with only about one month of inventory. That’s not a crash story. That’s a tight market with steady appreciation.&lt;/p&gt;

&lt;p&gt;Rates are higher. In late 2021, around 3%. Today we’re in the mid-6s. But buyers keep acting as if the rate is higher, the house must somehow be cheaper. It usually isn’t. That’s the lie.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The real math.&lt;/strong&gt; Say the home you want is $350,000 in 2026. At 10% down and 6%, the principal and interest is about $1,889 a month. But if that same home grows 5% a year, it becomes about $425,000 by 2030, and your payment jumps to roughly $2,296. Waiting raises the payment. Waiting raises the down payment, too.&lt;/p&gt;

&lt;p&gt;Buy now and let the market do a normal 5% annual climb, and by 2030, you’ll have captured roughly $75,000 in appreciation plus about $17,000 in principal paydown. That’s more than $90,000 working in your favor. Wait instead, and the extra cost over ten years is nearly $49,000 in payments alone. Stack on the missed appreciation and paydown, and you’re looking at an opportunity cost north of $140,000.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The Starter Home Strategy.&lt;/strong&gt; This is where buyers sabotage themselves. They shop like their first house needs to look like their forever home. Big yard. Big square footage. Best street. That mindset kills deals before the math has a chance.&lt;/p&gt;

&lt;p&gt;Starter homes build options, not ego. Smaller homes are easier to afford, cheaper to maintain, and better at getting you in the game without crushing your life. You’re not marrying the first house. You’re using it to create leverage.&lt;/p&gt;

&lt;p&gt;So no, I’m not telling you to be house poor. That’s just stupid. If the payment crushes your life, don’t do it. But if you can actually afford it and the only thing holding you back is bad information or nostalgia for 2021, that’s expensive hesitation. Waiting is a strategy. It’s usually just an expensive one.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Two buyers, two outcomes.&lt;/strong&gt;&lt;/p&gt;

&lt;ul&gt;
  &lt;li&gt;&lt;strong&gt;The first buyer keeps waiting for the magic headline.&lt;/strong&gt; Four years later, the home they wanted is $75,000 more, the down payment is $7,500 higher, and the monthly payment is $400 more. They didn’t protect affordability. They delayed it right out of reach.&lt;br /&gt;&lt;/li&gt;
  &lt;li&gt;&lt;strong&gt;The second buyer resets expectations.&lt;/strong&gt; Maybe it’s smaller. Maybe the yard is tighter. So what? Maybe the kitchen isn’t their dream kitchen yet. You should have seen mine. But they buy something they can live with, build equity, and give themselves options. By the time they want the bigger house, they’re not starting from zero. They’re moving with leverage.&lt;/li&gt;
&lt;/ul&gt;

&lt;p&gt;That’s what homeownership does when used correctly. It gives you forced savings, future flexibility, and a shot at wealth building that renting can’t replicate.&lt;/p&gt;

&lt;p&gt;&lt;a href=&quot;https://www.nar.realtor/newsroom/in-the-news/homeowners-are-43-times-wealthier-than-renters-realtor-com&quot;&gt;NAR’s 2025 estimate put homeowner median net worth at around $430,000&lt;/a&gt;, compared with about $10,000 for renters. &lt;p&gt;What matters most isn’t just getting it sold. It’s getting the timing, the coordination, and the transition plan right before the window closes. And here’s what families find out, often far too late: &lt;strong&gt;assisted living communities don’t hold the room forever.&lt;/strong&gt; The deposit may be down. The decision may be made. It creates leverage for the buyer after they already own your house. In 2026, the fastest way to lose money isn’t a price reduction. It’s a post-closing threat with an attorney attached.&lt;/p&gt;

&lt;p&gt;I always say this. Most amateur sellers don’t save money. They donate it. Nothing donates equity faster than a lawsuit or even the threat of one, six months after closing, because a material fact wasn’t disclosed on the seller’s disclosure statement.&lt;/p&gt;

&lt;p&gt;Here’s what I see every week in West Michigan. Deals don’t usually fall apart because the house was “bad.” They fall apart because trust gets damaged. Disclosure is where trust either builds or is destroyed.&lt;/p&gt;

&lt;p&gt;This is why I’m walking you through the mandatory &lt;strong&gt;2026 Home Seller’s Disclosure Checklist.&lt;/strong&gt; This isn’t just about following the law. It’s about protecting your equity, protecting your timeline, and protecting your peace.&lt;/p&gt;

&lt;p&gt;I’ve been doing this a long time, and the single biggest mistake I see sellers make isn’t pricing. It’s disclosure. Many sellers treat the disclosure form like a test. They think the goal is to check “NO” on every box, so the buyer pays more. That’s backward. The disclosure isn’t a marketing piece. It’s a risk document. When you treat it as a strategy document rather than a confession, you win.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The S.O.L.D. shield framework.&lt;/strong&gt; I use a simple framework that turns disclosure into a shield instead of a trap. I call it the S.O.L.D. Shield Framework.&lt;/p&gt;

&lt;p&gt;S - spot the material facts.&lt;br /&gt;O - over-document repairs.&lt;br /&gt;L - list the invisible issues.&lt;br /&gt;D - decide your repair strategy upfront.&lt;/p&gt;

&lt;p&gt;Now, let’s walk through the checklist categories that trigger the most problems.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;1. The material fact standard.&lt;/strong&gt; A material fact is anything that would affect a reasonable buyer’s decision to buy the home or how much they would pay.&lt;/p&gt;

&lt;p&gt;So if you’re asking, &lt;em&gt;“Do I really need to mention the roof leaked five years ago if I fixed it?”&lt;/em&gt; Yes. Disclose the leak. Disclose the repair. Attach receipts and warranties.&lt;/p&gt;

&lt;p&gt;If you have to ask if it’s disclosable, it’s disclosable. The cost of disclosing a past repair is usually zero. The cost of a buyer discovering it later can be legal fees, stress, and in extreme cases, major financial consequences.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;2. The physical systems checklist.&lt;/strong&gt; These are the categories that trigger the most conflict in my experience.&lt;/p&gt;

&lt;p&gt;&lt;em&gt;Water&lt;/em&gt;. Water is the enemy of real estate transactions. Past water in the basement, plumbing leaks behind walls, grading issues, sump pump failures, disclose them. Even if it happened during a once-in-a-lifetime storm. Buyers fear mold and repeat flooding. When they find signs you didn’t disclose, they don’t just get cautious. They get angry. Angry buyers become motivated buyers for attorneys.&lt;/p&gt;

&lt;p&gt;&lt;em&gt;Foundation and settlement.&lt;/em&gt; Hairline cracks can be normal, but painting over cracks or hiding signs of movement is where sellers get into trouble. Disclose what you know. Let inspections and professionals determine severity. When you hide it, it looks intentional.&lt;/p&gt;

&lt;p&gt;&lt;em&gt;HVAC, mechanicals, and roof age.&lt;/em&gt; In 2026, buyers are extra focused on age, efficiency, and remaining life. Do not guess ages. If you don’t know, write “unknown.” Never estimate. A “five-year-old roof” that’s actually 12 creates liability and credibility problems fast.&lt;/p&gt;

&lt;p&gt;&lt;em&gt;Nuisances like noise, smells, flight paths, and nearby uses.&lt;/em&gt; You might not notice the train anymore. The buyer will. If there’s a known nuisance and they discover it later, they can claim misrepresentation.&lt;/p&gt;

&lt;p&gt;&lt;em&gt;Lead-based paint for homes built before 1978.&lt;/em&gt; This is federal law. The required lead-based paint disclosure and EPA pamphlet are not optional.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;4. The repair leverage play.&lt;/strong&gt; This is the pro move most sellers skip. If you disclose an issue, water, roof, or electrical, get your own quotes before the buyer does.&lt;/p&gt;

&lt;p&gt;I call this the Repair Leverage Play. Disclose the issue clearly. Provide supporting documentation. Get two to three quotes. Offer a structured solution, such as a repair, a credit cap, or split costs.&lt;/p&gt;

&lt;p&gt;Why does this matter? Because the person with the quotes controls the conversation. You want negotiation on your terms, not under threat after closing.&lt;/p&gt;

&lt;p&gt;Disclose early, negotiate calmly, and close clean.&lt;/p&gt;

&lt;p&gt;Picture two timelines. Timeline one, you under-disclose. The buyer finds something later. Now it’s emotional. They feel tricked. You’re defending yourself. Your equity is at risk, and every phone call feels like a punch in the stomach.&lt;/p&gt;
