The calendar is the first thing that spooks many West Michigan sellers. You meant to list in spring, life got in the way, and now it’s August, so it’s easy to assume the good window closed behind you. It didn’t. What actually changes in August isn’t whether your home can sell. It’s how little room you have to get the strategy wrong.
Buyers are more selective than they were a few years ago, and the selling window is getting smaller. Run the same casual approach that might have worked during a hot spring, and you don’t just risk a slow sale. You risk watching your best days evaporate while the market quietly negotiates against you. The fix isn’t rushing. It’s four decisions we make before the sign ever goes in the yard.
We watched this play out recently with Chad and Susanna. They’d already bought their next home and did not want to carry two mortgages, which is about as much pressure as a seller can feel. But we refused to let that pressure run the show. We prepared the home, positioned it for the right buyer, and launched it with a clear plan. It sold in five days for $5,000 over the asking price, not because every home does that, but because the decisions were made in the right order, before the property hit the market.
Those key decisions are what we call the Four-Part August Selling Strategy.
1. Condition is about confidence, not perfection. You don’t need to gut and remodel before you list. Pouring months and tens of thousands of dollars into things buyers may not even value is how you miss the very window you’re trying to catch. But condition still matters, because today’s buyers read unfinished projects, deferred maintenance, and dated presentation as uncertainty about what owning the home will really cost them. The job is to find the improvements that move buyer confidence, fresh paint, flooring, landscaping, a professional cleaning, small repairs, finishing whatever makes the house feel half-done, and skip the rest. The question isn’t how do we make this house perfect; it’s which fixes strengthen the sale and which ones just eat time and money.
2. Positioning decides who ever sees themselves in the home. Not every home is for the same buyer, and pretending otherwise is how good listings get lost. A move-in-ready home near strong schools should be marketed nothing like a lakefront property, an acreage home, a downtown condo, or a house built for multigenerational living. Before we market anything, we figure out who is most likely to want this specific home, what that buyer cares about, and why the property deserves their attention. That answer drives the photography, the video, the description, the advertising, and the story. Because you’re not selling bedrooms and square footage. You’re showing the right buyer what their life could look like here, and in a market where buyers are taking their time, that clarity is what earns a second look.
3. Pricing is where good sellers talk themselves into trouble. Your home’s value isn’t set by what a neighbor got two years ago, what you spent on the kitchen, or the number you need to walk away with. Those matter to you, but they don’t set market value. The right price reflects current condition, recent comparable sales, competing listings, real buyer demand, and your timeline.
Go too low without a plan, and you may end up paying for nothing. Go too high, and the strongest buyers skip you during the most important days of the listing. Then, weeks later, you cut the price while everyone wonders what’s wrong with the house. The goal was never the highest number we could justify. It’s the price most likely to produce the strongest overall result.
4. The launch only happens once. Your home doesn’t get a second chance to be a brand-new listing, and that first impression is worth protecting. The photography, the video, the marketing copy, the showing readiness, the timing, and the exposure all have to land together on day one. Put the listing online before the house is ready, lead with weak photos, or send mixed signals between the price and the presentation, and you can lose your best days before you notice.
A strong launch concentrates attention, and concentrated attention is what generates showings, urgency, and competing interest while the listing is still fresh. It’s the whole reason Chad and Susanna’s timing crunch turned into five days and five thousand over asking. We didn’t confuse urgency with rushing. We made the decisions first, then launched.
