Most agents will tell you a home takes 45, 60, or even 90 days to sell, and that the wait is just part of the process. We see it differently. The days your home spends on the market are one of the quietest forces working against your final sale price, and almost nobody explains that before the sign goes in the yard.
Think of Days on Market, or DOM, as a slow leak. The longer a home sits, the more buyers assume something is wrong, and the more leverage shifts to their side. The median home now takes far longer to sell than it did a few years ago, and homes that linger routinely draw lower offers. So a shorter timeline isn’t about speed for its own sake. It’s about protecting your equity while your home still has the market’s full attention.
Time on market isn’t luck. It’s the product of decisions made before the sign goes up, and those decisions follow a pattern we’ve refined over hundreds of sales.
We think of it as five parts working together, a 5 P Framework, and each one is a place where sellers quietly lose money without realizing it.
1. Price it right from day one. Not too high, not too low. The sweet spot, where a buyer thinks, that seems about right. People know value instinctively, whether it’s a loaf of bread, gas at the pump, or a three-bedroom on your street. Price above that line and the leak starts, because overpricing is the number one reason a listing stalls, and those first weeks bring the most attention your home will ever get.
2. Preparation is the highest-return move most sellers skip. You get one shot at a first impression. A little time, a little elbow grease, and a handyman where it counts will pay you back at closing. NAR’s research shows staging and preparation both raise offers and cut time on the market, with nearly half of sellers’ agents reporting a faster sale. Unprepared homes sit longer, and you know what that costs.
3. Positioning is where most sellers make a costly assumption: that every agent does the same thing. If the outcome were identical no matter who you hire, all that’s left to decide on is cost. But results are what separate one agent from the next, and positioning is where those results are made. It’s how your home actually gets seen, and it’s not 2021 anymore. This market rewards a real marketing plan over a single MLS entry, because 97% of buyers now start their search online, where high-quality photos and video drive far more views and showings than a plain listing will. Go beyond basic MLS syndication, where about 90% of agents stop, and your home sells for a stronger price in less time.
4. Protecting your bottom line is the great separator, where profit leaks when negotiation is handled poorly. A few offers above list can feel like easy money, but you’ll never know what you left behind if the negotiation isn’t handled with care. Over 26 years, we’ve watched deals swing by 5,000, 10,000, even $20,000, and in one recent case, a $60,000 difference we secured for our seller. Skilled negotiation is how sellers still net a median of about 99% of their list price.
5. Post-Close is where good agents disappear, and great ones stay. Even though most sellers say they’d gladly use their agent again, only about a quarter actually do. A good agent stays a resource long after closing, with annual property reviews, contractor referrals, and honest market updates, because the relationship is what makes the next move easier when the time comes.
