When a home comes off the market without selling, the instinct is to blame the agent and find a new one. Sometimes that’s right. But many sellers hire the next agent, who repeats the same plan and gets the same result: few showings, no offers, a house that sits quietly.
As Einstein said, “Insanity is doing the same thing over and over again and expecting a different result.”
An unsold listing rarely means the home can’t sell. It usually means the market rejected some mix of price, presentation, positioning, exposure, or terms, and changing the name on the sign doesn’t fix that.
A quick story makes the point. A seller we’ll call David had his home listed for 59 days with barely any showings and zero offers, and he needed that sale to move on. We replaced the photography, added virtual staging and drone video, rewrote the description, and relaunched. Two days later, it sold for the full asking price. Same house, completely different result. What changed was how buyers experienced it before they ever walked through the door.
Twenty-six years in this business have taught me that a real relaunch isn’t about promising to try harder. It takes an honest diagnosis of what went wrong, then a genuinely different plan.
So before you relist, ask what actually failed. Don’t accept “the price was too high” as the whole story without looking at the evidence, because the showing activity tells you where the breakdown was. If buyers barely clicked and showings were scarce, the issue was likely the price, the photos, or the online positioning. If plenty toured but nobody wrote an offer, they may have rejected the condition, value, or terms once inside. If offers came in but nothing closed, it was probably pricing expectations, negotiation, or contingencies. A good agent should review the showing history, feedback, competing listings, and pricing history and tell you plainly what the evidence shows.
Then ask what buyers will see differently this time. This is where David’s outcome turned. We didn’t reactivate the same listing with new wording; we changed how the home appeared on screen, because that’s where buyers first meet your house. If the original presentation didn’t earn attention online, putting the same material back out won’t suddenly make it compelling. Your next agent should name exactly what will change, not just promise to market it harder.
Ask whether this is a true relaunch or just a resumed listing. A real relaunch is coordinated: preparation, pricing, photography, video, description, showing readiness, and timing all working together. A resumed listing is the same home reappearing with the same materials and the same problems, hoping a new buyer notices. Buyers and their agents can see a property’s history, so the second launch has to give them a real reason to look again. If nothing meaningful is different, it isn’t a relaunch. It’s another attempt.
Finally, ask the agent to prove the strategy fits your home. Be careful with broad claims. More posts, more ads, or a bigger team don’t automatically produce a better sale. The plan has to fit the property, the likely buyer, the price range, the competition, and why the first launch failed. Ask how they reached their conclusions, what they’d keep and change, and how they’ll measure the response in the first days. You want someone who can diagnose the failure, explain the new plan, and own the execution, not just tell you what you want to hear.
David’s home didn’t need 59 more days of the same approach. It needed a different presentation and a coordinated relaunch, and then it sold in two days at full price. That won’t happen with every home, and marketing can’t overcome a real price or condition problem. But it shows an unsold listing deserves a full diagnosis before it’s discounted or written off. With the fall market here, there’s still time to get it right before you relist.
